Holiday or long-term rental? Find out which option suits you best
If you've ever wondered what type of rental is more profitable for your home, you're in the right place. Choosing between short-term (holiday) or long-term (traditional) rentals can seem complicated, but here we'll help you discover which one best suits what you're looking for.
To help you decide, we've prepared a free online calculator. With it, you can compare the performance of both options and find out what profit you can get in each case. Do you want to know how much your property would generate if you rent it out for days, weeks, or all year round? This tool shows you clearly and simply.
Holiday Rental: higher income, but more management
Tourist rentals can be very profitable, especially in coastal areas and during high seasons. You can adjust the price according to the time of year and take advantage of the constant arrival of tourists. However, it's not all profit: this type of rental requires more hands-on management. Cleaning, maintenance, guest service, online promotion, check-ins, check-outs... it all adds up.
The advantage is that you decide when to rent and when not to. If you want to enjoy your home for a few weeks a year, you can do so without any problem. But if you're buying a home solely with the idea of a holiday rental, it's crucial that you check the current regulations carefully: not all properties can do this.
⚠️ Important: In the Valencian Community, the requirements for renting as a tourist home have changed. Below, we'll tell you about the new developments.
Traditional Rental: stability and fewer complications
Long-term rental is usually more straightforward. You have stable income every month, more lasting relationships with tenants, and you don't need to manage bookings or clean every few days. In addition, you save time and money on promotion, advertising, and management.
The less attractive side is that, in general, the monthly income is lower than with a holiday rental. And updating the rental price is not always easy or immediate, especially with long contracts.
Rent by days or months? Do the numbers and decide for yourself
There is no single formula that works for everyone. That's why we have prepared this calculator where you can try different scenarios: adjust the occupancy days, expenses, agency or portal commissions... and you will see how the results change depending on your situation.
Holiday Rentals in the Valencian Community: what you need to know
If you are thinking of renting out your home as tourist accommodation in this area, it is important that you know that the regulations have changed and have become stricter. The new decree brings new features that affect everything from the initial procedures to legal and fiscal requirements.
Here is a summary of the most important points of the new regulations.
- Maximum stay:
The same client can only stay for a maximum of 10 consecutive days. - Neighbourhood Association Certificate:
It will be mandatory to present a certificate that proves that the tourist rental does not contravene the statutes of the community. For this, it must have been approved at a meeting by at least 60% of owners and quotas. - Registration expiry:
Registrations in the Tourist Housing Register will be valid for 5 years. After this period, it will be necessary to renew the registration. - Adaptation if you are already registered:
If your home was registered before August 7, 2024, your license will be valid until August 8, 2029. After that, you will have to adapt to the new regulations. - Quality requirements:
The new decree establishes stricter requirements regarding the quality of tourist homes, including aspects such as equipment, services, and accessibility. - Owner's responsibility:
It is well-defined who is responsible to guests and to the administration. - Regulated promotion channels:
The marketing channels for tourist homes are regulated, requiring greater transparency in the information offered to tourists. - Inspections and sanctions:
More control, more inspections, and higher fines to ensure compliance with regulations and detect possible irregularities. - Promotion of sustainable tourism:
The regulations seek to balance sustainable tourism and coexistence with residents, promoting responsible and respectful practices with the environment and the local community.
Importance of these changes
These changes seek to balance tourist activity with residents' right to rest, ensure the quality of the tourist offer, and promote more sustainable tourism. It is important that you familiarise yourself with the new regulations and comply with all the established requirements to avoid sanctions and contribute to responsible tourism in the Valencian Community.
If you bought a home with a tourist license, but the neighbourhood association does not allow this type of rental, it is possible that you cannot renew it.
Conclusion
Before deciding on one modality or another, compare them based on the reality of your property, your time availability, and what you hope to achieve. Are you interested in a higher profitability even if you have to be more on top of things? Or do you prefer stable income and to forget about frequent management?
Use the calculator, review the regulations, and choose wisely.
